PETS:
We are dog friendly! Dogs are accepted on a case by case basis and dog owners must agree to our pet rules before we can approve. We will request a $75 cleaning & companion fee per pet. Please see our House Rules for more information.

EXTRA GUESTS:
Guest count must be the same as on the reservation. Keep in mind there is an added $25/night Usage & Amenity fee (plus booking fees & taxes) per guest over the 4th to cover extra cleaning and amenity usage. Any day guests must be approved prior to arrival. Day guests must leave by 10pm.

HOT TUB:
The hot tub is set to 104 degrees for you.

PLEASE BE RESPECTFUL OF OUR NEIGHBORS! Follow our Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in cancellation of your reservation without refund.

RESPECT:
There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 9pm. Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss. Sink into the sounds of desert solitude, quiet nights and quiet stars...

CHERISH:
Some of the things visitors to the high desert cherish the most are clean air, mesmerizing night skies and the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem. 150 acres burned down the road because of one cigarette.

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. If approved, we have an additional fee for licensing and usage.

WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of Quail, rare Albino lizards, insects, snakes, squirrels and the endangered kangaroo mice.

NO SMOKING:
No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $35 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

CHECK-IN /CHECK-OUT:
Saturday check-ins and check-outs are not allowed. We may grant an exception to this for last-minute reservations.

Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process. Check-in information will be provided after verification is complete. Guests who book may also be required to agree to our House Rules or Terms & Conditions.

CHECK-IN FORM: Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be requested and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in.

No additional guests are allowed to ENTER the property at any time without approval. You must get approval if you wish to have any visitors that are not on the reservation. 2. NO EARLY CHECK-IN OR LATE CHECK-OUT. Check-in is 4pm - 9pm. Check-out is by 11am. Unfortunately, we aren’t able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety. Feel free to reach out though if you expect to get to town early and we can do our best to coordinate if we don't happen to have a guest checking out on the day of your arrival!

3. PETS MUST BE APPROVED. We love pets, but please don't bring them without notice. We will ask you to agree to pet rules before booking and will request a $75 cleaning & companion fee per dog. 7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law.

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, pool/hot tub maintenance, trash removal, any necessary repairs and inspection of premises.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

11. No glass is allowed near the hot tub area. Please be responsible! All food and drinks must be served in plastic containers and dishes.

12. HOT TUB: There is no lifeguard on duty. You swim at your own risk. People can drown or be severely injured by improper use of the hot tub or pool. Guests agree to assume full responsibility of themselves and their guests or invitees and hold the hosts, homeowners, agents, property managers, and any successors harmless of any and all liabilities or claims for their use of the hot tub and pool. Guests must follow safe practices and rules including:
- No diving
- No intoxicated persons may use hot tub
- No use of hot tub alone
- Shower or rinse feet before entering hot tub
- NO DRINKS in hot tub

If you spill anything in the hot tub or if there is any substance that requires us to drain the hot tub, this will incur a $200 surcharge to cover labor, water to refill, electricity to reheat, and spa specialist for ph balancing.

13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

14. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

15. Any violation of local or county laws that result in any fines will be the sole responsibility of the guest. The guest’s contact number on their profile must be a good point of contact 24/7 for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation or complaint - per county ordinance. This is not our requirement! Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county). If the guest would prefer or need to provide an alternate phone number, they must do so before checking in.

16. We do our best to work with any changes! But please note that any reschedule requests less than 14 days out will need to cancel and rebook under our cancellation policy. There will be no refunds issued less than 14 days from check-in.

17. Children 2 years old and above must be included as part of the total guest count. Home is not childproof (ie. no outlet protectors, small objects within reach, etc). Safety is our number one priority. You must assume full responsibility for the safety of any children.

18. Only a maximum of three (4) cars are allowed to park in the driveway. There is NO GARAGE access. Do not park on the street. Only park in the driveway due to city regulations.

19. You must acknowledge there is surveillance recording on the property - ring doorbell at front entrance and security cameras on the corners of house facing the surroundings of property. There are no recording devices that face the private, enclosed backyard.

20. Please be respectful of the space. There is unique, vintage furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

21. Home is equipped with a decibel monitoring sensor located inside and outside of the home to ensure that neighborhood noise levels are respected. Removing the decibel monitor will result in a full security deposit loss or a $500 fine. This is due to strict county regulations that we need to keep records of noise levels. Otherwise, we can lose our rental permit!

22. NO music allowed outdoors at any time. We are in a quiet neighborhood where sound travels easily. Please respect the peace and serenity of the desert community and do not play any outdoor music.

23. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.


Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.

Because of this we need our guests who book with us directly to verify themselves after the booking is confirmed, which only takes less than a minute and is required prior to arrival. You will be contacted directly by SUPERHOG via text with a url link to start your verification. Your check-in information will be provided after verification. Guests who book directly will also be required to sign a standard short-term rental agreement.
